every piece to the puzzle contributes large and small, its always been taking your cookie for quite a while.
Infact foreigners/investors were main triggers many years ago inflating house pricing originally.
I was knocked out of the park many moons ago when having to update and bought in an area I wouldn't have considered at the time.
Its a viscious cycle getting harder and harder as the decades move on but we've all gone over this.
