My kids late 20s to early 30s have all bought houses. They haven't bought the complete McMansion. They have bought smaller older solid houses that will be extended over the years.

A lot of 4 or 5 bedroom houses that boomers bought were actually 2 bedroom plus sunroom when they were bought and 40 years later are now the 4 or 5 bedroom house. It has always been a struggle to buy a house. To expect that you get the perfect house when you enter the market and then compare that to their 4 or 5 bedroom house denies the struggle that went into it.


p.s. only in this thread as part of housing problem and the way it is framed - not really - more the way media portrays things

Amd from that perspective, getting emotionally invested in a politician or a political party is just falling for the theatre of it all. Keeping a healthy, cynical distance ensures you're judging a leader or their party by their results rather than their daft poltical rhetoric.....
 

The old system looked comparatively generous. What the government does and doesn't realise is that young people are investing more than ever. They've released this policy saying those with massive wealth need to get paying tax on it but having the same rates for those with a small nest egg won't sit well.

Is there an annual tax free threshold for this? Germany allows the first 1000€ per year of capital gains to be tax free then the 70% of the gain is taxed at 25%.

They also tax fictitious profit based of the annual growth if you don't sell. This is firstly offset against the 1k tax free threshold but eats away at it. It's minimal for the average saver but a big portfolio will see it tip over.

I think there should be something like a 6k tax free annual threshold so the bigger portfolios pay but most people can use the system to cash in on some of the profits and be less affected.

So many charges and no consequences. This is just ridiculous. We all remember being 14 and while the legal system states it's stuff, we knew what we were doing or were sure dumb mate was fully aware of carrying out an act.

I don't think people are asking to mansions. They just want to be able to afford to buy a house. Doesn't have to be 4 or 5 bedrooms. House prices are outpacing wages at a significant rent. So even people who save diligently and do all the right things still can't afford to buy a house. It's not about being handed something on a plate. It's about the ideal of an Australian dream that got rammed down our throats for generations only to realise it's not actually attainable, and constantly gets put out of reach for many.

I don't begrudge people who bought when houses cost $40k and then built it up. It's more so that everyone should have that chance to do so. Housing is a human basic need, not a commodity that should be used a means to build ones wealth at the expense of people simply trying to live.

I don't think so either - but the point stands. House and land packages are finished articles. That's what is being offered. Years ago people moved in without a driveway, without fences, without curtains, without carpets or tiles. If you bought an older house it was 2 beds and a sunroom, some with an outside toilet. after 40 years they are the 2 story 4 beds that exist now.

We are comparing a market that is completely different.

I called a plumber on Tuesday. Call out fee plus an hours work ~ $380!!

Also because he said my Rinnai hotflo hot water system is nearly 8 years old it's probably needs replacing.

Estimated cost ~ $1700- 2000 Supply and fit!

Last week my lawnmower shit itself...

New lawnmower ~ $539

A few weeks ago I had all my windows professionally cleaned....glass, screens and around the frames ~ $440 inc GST!

It's been pissing with rain in brizzy all this week and my newly polished windows look like shit!!

Next level amounts of coin flowing south when you own your own gaff!

You my friend must have got the world's cheapest plumber.... Coincidentally, I had burst sewer drain pipe this week at home, clogged all 3 showers and all teh sinks but thank Christ didnt backflow the toilets... Old mate wanted $8k plus to dig up my backyard and replace the terracotta .. got the stupid thing re-lined for half that but still... not cheap as you say.

A young relative of my wife is about to buy her first house which is a small 25 year old 2 bedroom townhouse in a block of 20....

Cost $800K...🤑

I told her that because it's like 25+ years old there's a good chance a lot of the house's plumbing and electrical infrastructure will soon have to be replaced....

I told her she should have a $10K contingency fund in place for repairs over the next few years.

She looked at me as if I had two heads!!
